What ownership at Pickmere actually means

The ownership model

Buying a holiday home is a considered purchase. Before you visit, here is exactly what it involves — the season, the costs, the rules and the process.

Buyers who understand the detail early make better decisions, and are better placed to judge whether Pickmere is right for them. At Pickmere Lake you purchase your lodge or holiday home outright. Your home sits on a private plot within the park, and you pay an annual site licence fee covering ground maintenance, use of shared facilities and park management.

This is a leisure ownership model, not residential property ownership. You hold the home; the land remains part of the park.

Running costs

A clear view of what a year of ownership costs

Buyers often tell us running costs are the least transparent part of park ownership, so we address it directly.

  • Annual site licence fee — covers grounds maintenance, shared areas and park management
  • Electricity and gas, metered to your own plot
  • Buildings and contents insurance for your home
  • General upkeep and maintenance of your own unit

Site fees are reviewed periodically and may be adjusted to reflect inflation, utility pricing, tax changes or continued investment in the park. We provide full cost detail before you proceed — not after.

Resale

Selling your home, stated up front

Owners may sell at any point, subject to the park's sales and transfer process. Depending on the age and condition of the home, it may be sold privately on the park with park approval, or removed off-site.

A transfer fee of 15% of the sale price — subject to a minimum of £2,000 — applies when a home is sold on the park. This fee is payable by the buyer on completion. We state it now because buyers deserve to know before they purchase.
